Asphalt Roof Repair - What Roofers Don’t Want You To Know

(Source: seatlleroofbroker.com)

When you are in need of a roof, whether it’s a new construction or a asphalt roof repair on an existing home, the vast majority of homeowners look for asphalt shingles. After all, they have been in use for decades and are the most accepted types of roofing.

However the shingles of today differ greatly from shingles of the past. Most people believe that the fiberglass shingles sold today are superior to the old “organic” shingles, but there are many myths surrounding these shingles being perpetuated by both manufacturers and installers.

Myth: Fiberglass shingles are stronger and longer lasting than organic shingles.

Fact: Fiberglass shingles are thinner, contain far less asphalt and break down much faster than ever before. Shingles that used to last 20-30 years now begin breaking down in 10-12 years or even less in harsher climates.

Myth: Today’s longer warranties protect the consumer from costly repairs when these shingles fail.

Fact: Warranties today are nothing more than a marketing ploy. A 30 year warranty doesn’t mean that the shingles will last 30 years, only that they will be free from manufacturers defects. However, when they begin to break down from normal wear and tear, which they will, the warranty does not apply.

Now there are a few manufacturers that will replace those shingles on a pro-rated basis. This is much like a tire warranty for your car. If the tire is warranted for 30,000 miles and you only get 29,000 miles out them, you are not going to get new tires for free. You will still have to pay for the 29,000 miles that you used them.

The same principal applies with shingles.

But what about the installation warranty, you ask?

Good question. The installer will warranty their workmanship. When a shingle wears out, that doesn’t mean that they did a poor job of installing it. They are not responsible for failure of the product, only the installation.

The bottom line is that even if you save a few dollars today by having asphalt shingles installed on your roof, if you plan on being in your home for more than 8-10 years, you will probably need to replace the roof again at a much higher cost.

In the event you want to sell the home, a worn out roof will drive the home’s value right into the ground.
